Rubin Equities

Transforming Sunset Park with Jet.Build

Sunset Park, Brooklyn, has long been a vibrant neighborhood, blending historical charm with modern aspirations. Seeing an opportunity to further invigorate the area, Rubin Equities took on an ambitious project: the development of a 12-story, 160,000-square-foot mixed-use building at 6208 8th Avenue. The design, spearheaded by Raymond Chan Architects, included 2,500 square feet of retail space, 50,000 square feet of office space, and over 100 residential units, including both market-rate and affordable housing options. The project also incorporated sustainable building materials and energy-efficient designs, aligning with New York City's green building initiatives. This transformative project wasn’t just about constructing a building—it was about contributing to the cultural and economic fabric of Sunset Park. With such a multifaceted initiative, Rubin Equities needed a robust construction management platform to ensure success.

The Challenge

Managing a project of this scale in New York City presented several challenges:

  • Complex Stakeholder Collaboration: With architects, engineers, contractors, and city regulators involved, miscommunications could lead to costly delays.
  • Strict Regulatory Environment: NYC's Department of Buildings (DOB) mandates comprehensive permits, inspections, and compliance reports, all of which needed to be handled efficiently.
  • Budgetary Constraints: Rising costs in materials and labor across NYC meant there was no room for error in budget management.
  • Tight Timelines: Delays during construction could result in significant penalties and missed market opportunities.

Rubin Equities sought a solution to simplify processes, improve communication, and centralize project data
